Rent-tracking landlord desk

One desk for rent in. Reminders out. You still own the ledger.

How it's set up

He posted a custom Grok Bot for landlords. It matches Venmo, Zelle, Cash App, and Section 8 payments to a property sheet, reminds five days before rent is due, escalates past-due, and emails summaries. We have the post. We do not have a public install link, and we do not have a payout screenshot.

  1. 01Put one property sheet where the bot can read it. Columns for unit, due date, expected amount, and what cleared.
  2. 02Connect the payment inboxes you already use. Read-only first.
  3. 03Ask the bot to match each payment to a row. Flag anything that does not fit. Do not invent a payment.
  4. 04Set a reminder five days before due. You still send the first month.
  5. 05Past-due gets an escalate draft. You approve before it goes out.
  6. 06End the week with one email summary. Check the sheet by hand.

Prompt

We cannot write an honest starter prompt from what was published. Use the steps above.

How the money works

Late rent and missed matches cost a landlord real cash. First proof is one property sheet that matches real payments — not a claimed collection rate we have not seen.

What to try first

This week: one property sheet, match every payment by hand with the bot, and send one reminder before due day.

Watch out

  • Tokens: one landlord desk per account. Do not mix personal mail.
  • Time: match this week's payments before you automate next month.
  • Claim: the tweet. Not a collection rate we verified. Not a public install.
