- 01Open a custom Grok Bot. Name the properties. Paste the tenant list and due dates you already have.
- 02Tell it how you get paid: Venmo, Zelle, Cash App, Section 8, or a mix. Name the apps. Do not say “money in.”
- 03Ask it to match each payment to the right property sheet. It does not invent a payment or a tenant.
- 04Set a five-day reminder before due. Set a past-due escalate. Ask for an email summary after each pass.
- 05You still check the sheet. The bot does not cash the check and does not post a payout.
